The Corporate Real Estate Manager– APAC will support the Global Real Estate Director to develop, manage and execute upon the overall strategic plan and will be required to demonstrate strategic portfolio thinking, have exceptionally analytical and financial skills and strong executive communication and relationship skills in a matrixed organization.

In partnership with internal key stakeholders worldwide, the Corporate Real Estate Manager– APAC will establish as a key global influencer to realize Bentley Systems’ innovation and growth objectives. Developing and maintaining relationships with Bentley Systems’ senior management leaders is key to the success of this role through successful strategy and proactive & thoughtful opportunity development.


This position is also responsible for the company’s APAC Corporate Real Estate (CRE) portfolio management, CRE/ optimization, establish & manage CRE/FM budgets and its performance, establish/maintain leasing relationships, manage project vendor relationships, act as project manager, negotiating contracts and renewals, and ensuring that spending is consistent with contracts, agreements and budgets.


The key responsibility is to ensure real estate portfolio management are carried out in strategic planning manner to achieve better costing performance on the capital investment end, RE projects and services are provided at the required quality for the company’s best interest, while minimizing cost.


This position will report to the Global Real Estate Director in North America who reports to the Global CFO. The role will be based in Singapore with travel involvement as business demands dictate (15 to 25% is a guideline).


Areas of Responsibilities:


1. Help with global real estate portfolio strategy: Gather and translate business insights in support of long-term real estate strategies that leverage the power of our brand and to optimize the portfolio in support of overall business objectives and priorities


2. Collaboratively partner with all Bentley Systems’ senior management leaders worldwide to align and support their business objectives. Be a thought leader and provide advanced corporate real estate market intelligence


3. Manage the APAC office site selection, leasing, relocation, expansion, reduction and fit outs.  Manage all fit out projects in the region in compliance within the company’s standards. Manage Real Estate capital and expense budget for APAC offices.

4. MUST have lease negotiation experience and experience managing the building out of office space

5. Support GRE team in the development and implementation of long-term real estate strategic plan worldwide, managing annual real estate business planning (OPEX and CAPEX) budget process and development of multi-year roadmap of projects and initiatives

6. Work and maintain the lease administration portfolio to run reports to track real estate spend and useage.

7. Work with Vendor Management Office for contract management and conformance with the company’s standards and procedures

8. Overall responsibility for APAC real estate transaction management as an end-to-end process

9. Manage a network of key internal stakeholders and strategic external stakeholders that support GRE as an extension of the core business team

10. Help drive end-to-end customer experiences through understanding of and support for different business units

11. Innovative and creative in the use of technologies and be able to approach real estate with a fresh perspective

12. Work with Director of Logistics to optimize the Facilities/Vendor Management’s support integrated to GRE projects and services delivery worldwide in success

13. Help drive to study and consolidate the up-to-date workplace design trends and standards to come up with feasible Bentley System’s design standards by region or sub-region under Bentley Systems’ global design guideline/standards so that such guideline/standards can be followed accordingly

14.Be an active participant in leading industry organizations to bring insights and best practices to help evolve the overall function that inform and inspire Bentley Systems’ culture


The role will support Global Real Estate Director to lead GRE function and collaborate with other business units with their senior management leaders worldwide. Stakeholder Partnership and collaboration with key functions such as Legal, HR, Logistics, and Finance are required to help drive consistent results.


Other Considerations:

• BA or BS required; focus on commercial real estate discipline desired (MBA, CoreNet MCR designation or RICS designation is a plus)

• 7+ years of experience desired in commercial real estate either as a corporate leader or external service provider (both ideal)

• Strong customer relationship management skills

• High energy and enthusiasm to effectively manage the organization and service delivery function.

• Strong analytical and strategic planning & problem-solving capabilities

• High-profile communication skills and leadership skills with the ability to influence multiple business partners across all levels with different points of view

• Must have the ability to operate independently and effectively in an ambiguous environment

• Must have experience with vendor negotiations and vendor management

• Must have strong project management skills and an ability to oversee multiple projects simultaneously

• Highly professional and ethical
